You look outside and notice someone standing across the street with a phone or camera pointed toward a house.
Naturally, you may wonder: Why are they taking pictures?
One possible explanation is that the person is a Field Inspector completing an assignment for a third-party company.
Field inspections are used in several industries, and the exact purpose depends on the assignment. An inspector may be asked to verify an address, document the visible condition of a property, obtain required exterior photographs, document construction progress, confirm requested property information, or complete other observations for a business client.
The client could be an inspection company working on behalf of a lender, insurance provider, property-management company, real estate-related business, construction company, or another organization.
What does a field inspector actually do?
For a typical exterior assignment, an inspector may arrive at the location, verify the address, take specific photographs required by the work order, record requested observations and leave the property.
Some assignments take only a few minutes. Others are more involved and may require contact with an occupant, interior access, measurements, additional documentation, or a scheduled appointment.
The scope of every inspection is different.
Why might they photograph the street?
Sometimes the assignment isn't limited to a photograph of the front of the property.
An inspector may be instructed to document items such as the property address, front and sides of the structure, surrounding street views, street signs, neighboring conditions or other specifically requested views.
That can make the activity noticeable—especially in a residential neighborhood.
What if I have questions?
It is reasonable for a homeowner or neighbor to notice unfamiliar activity around a property.
A professional field inspector should follow the instructions provided for the assignment and should not disclose confidential information they aren't authorized to share.
Likewise, inspectors should be able to complete legitimate assignments without unnecessary confrontation.
